When proper precautions are taken, money is saved and hassles diverted. Proactive preparations for winter ensure the longevity of your property, increase tenant comfort, and minimize the potential for unsafe property conditions.

Cost-effective, practical preparation pays off in the long run. Here is a guide to assist you when winterizing your rental property.

1. Decrease the possibility of someone falling on your property. Before winter hits, repair any walkways, driveways, and stairs to decrease the likelihood of someone tripping and falling on your property.

a. Cracks in concrete can be unexpected, particularly if there is a light snow masking them.
b. Shore up your concrete with freshly poured walkways to ensure safety.

Moving to a new location always brings excitement and a welcome fresh start. It’s refreshing to change the scenery. And when it comes to your lifestyle and your dwelling, it’s worth it to invest time and attention in order to choose the best rental property for your unique needs.

There are common mistakes to avoid when leasing a rental property. Pay attention to these, and all will go well. Ignore these, and it could cost you dearly.

1. Avoid moving in before taking detailed pictures of the property.

Document all places in which the property is damaged so you are not held responsible for them when you move out. Detail any portions of the property that need repairing and ask that they be attended to prior to moving into the property.

2. Avoid signing a lease without reading it completely

Grab your glasses and read the lease’s fine print . Make sure you understand what you are signing, and ask questions if something doesn’t make sense on the lease agreement. Verify the lease includes your move-in date, the length of the lease, the price of rent, and the amount of your security deposit.

3. Avoid paying more than you can comfortably afford in rent.

So you’re ready to rent? Perfect! Renting is a great option for all ages and family dynamics, and if you’re renting in Tulsa, you have many properties to choose from. But before you sign your name on that dotted line, be sure to think about a few questions regarding your rental.

What about the location?

Burn Company BBQ

One of the best barbecue joints in Tulsa is found at Burn Company BBQ on South Boston Avenue. Established in 2011, Burn Co has been serving fresh BBQ cooked over a real fire daily. In fact, often times the line for lunch extends out the door and down the street before mid-morning (so be sure to get there early)! Burn Co’s menu offers a variety of meat options, from pulled pork, to ribs and sausage, but the menu options vary slightly depending on the day. Five Indoor Weekend Activities in Tulsa

If you’re like most people living in Tulsa, you’re ready for Winter to be over and Spring to be on its way. You’re probably tired of bundling up in a winter coat and you’re likely eager for warm Spring days and time spent outdoors.

Unfortunately, we’re still in the thick of Winter, but thankfully that doesn’t mean you have to waste away the next few weeks bored inside your homes. There are many fun and affordable things to do during those cold winter weekends that make living in Tulsa more enjoyable.

Oklahoma Aquarium

Located in Jenks, the Oklahoma Aquarium is open year round from 10:00 am to 6:00 pm and until 9:00 pm on Tuesdays. The aquarium features over a thousand different animals including jellyfish, sharks, coral and sea turtles. With over 100 special exhibits (including stingray petting and feeding turtles) the aquarium is certain to entertain all ages! Tickets are less than $16 for adults and $12 for children 3-12 years of age. Children two and under are free!

Sky Zone Trampoline Park

Sky Zone first opened in Tulsa in 2013 and since then has provided lots of fun for all ages through open jumping on a variety of trampolines. They also feature a SkySlam court, SkyRobics fitness classes, Ultimate Dodgeball and a pit filled with over 10,000 foam cubes. Sky Zone is open at various times throughout the week with special activities built in, including toddler time and glow jump. The cost to jump is dependent on the amount of time you jump, starting at $11 for a 30 minute jump and increasing from there.

Museums

Whether you are bringing along the whole family or a visiting by yourself, checking out one of Tulsa’s many museums is a great option for an indoor activity this Winter. Take your pick from the Philbrook Museum of Art (featuring art, of course!), the Woody Guthrie Center (featuring Woody, of course!), the Gilcrease Museum (featuring American History and Art), the Children’s Museum (featuring educational activities and play for children) and many others, including the Tulsa Air and Space Museum , Oklahoma Jazz Hall of Fame and the Sherwin Miller Museum of Jewish Art . The most wonderful time of the year is upon us! It’s the time to bundle up in winter coats, sip on hot chocolate and enjoy the sights, sounds and smells of the holiday season. Every winter there are many festive things happening around Tulsa to add to the excitement of the holidays, so today we wanted to share five of our favorite!

Utica Square

Every year Utica Square extends its hours and adorns its trees with over 700,000 Christmas lights in order to make the holiday season even more magical. Sip on a cup of cocoa from Starbuck’s, snap a photo with Santa at the Santa House, dine at a yummy restaurant or shop for those much needed Christmas gifts all while at Utica Square. Basically, Utica Square is a one-stop shop for the whole family now until Christmas Eve. Hours of shops and restaurants vary, but the Santa House is open until 9pm Monday through Saturday and 6pm on Sunday.

Rhema Christmas Lights

Do you enjoy seeing Christmas lights around the holiday season? Every year Rhema Bible Church hosts a spectacular lighting event located in Broken Arrow, and it is expected to draw more than 200,000 visitors this year alone! Filled with over two million lights and dating back to 1982, Rhema Christmas Lights admission is free and visitors can enjoy warm concessions, live music and carriage rides. The lights turn on at 5:30 pm every evening and shut down at 11:30 pm. The event runs now through January 1.

Winterfest

Looking to enjoy the storybook festivities this holiday season? Look no further than Winterfest in downtown Tulsa next to the BOK center. Sponsored by Arvest, Winterfest is home to Oklahoma’s largest outdoor Christmas tree. While at Winterfest, you can enjoy hot chocolate and concessions with the family, ice skate on the 9000 square foot ice skating rink, take carriage rides with a loved one or listen to live entertainment. Ice skating is $10 for adults and $5 for children three and under. Winterfest runs now through January 15.

Tulsa Christmas Parade

Participate in a Tulsa tradition by attending the Tulsa Christmas Parade. The parade, which dates back to 1926, features holiday themed floats by local businesses and offers awards for the best and most creative float. This year the parade’s theme is Christmas Cheer of Yesteryear: Celebrating Nine Decades in Tulsa. The event starts at 6pm on Saturday December 10th in downtown Tulsa. Be sure to be there!

The Nutcracker Ballet

Every year the Tulsa Ballet puts together a magical production of The Nutcracker, a classic Christmas story about a young girl’s imagination in bringing her toys to life and the epic battle between Nutcracker Prince and Mouse King. Performances begin on December 10th and run at various times through December 23. The Tulsa Ballet offers general tickets starting at $25 and VIP tickets for $105, but be sure to get tickets soon because they are already selling out!

Carmichael’s Pumpkin Patch
